Actually, most of Manhattan is mid to low rise... very closed together. South Beach resembles Manhattan much more than Brickell, I think. South Pointe even resembles Wall Street.

Now, I'm not sure how much all that is put together, but it's something to think about.
Density of Miami Dade is totally low for that reason.

Density: 1,283/sq mi

Yeah. Dade:

Area
- Total
- Land
- Water
2,431.26 sq mi (6,297 km²)
1,946.06 sq mi (5,040 km²)
485.19 sq mi (1,257 km²), 19.96%

Of that, 35 square miles of land is the city of Miami where 12,139 people squish together in every square mile, more in some less in others.

When I consider there 2431 square miles in Dade County, and everybody all squishes together in such a small area, it makes me think of a family living in a giant mansion, but the whole family sitting together on the couch in a puppy pile. Or maybe it's a big lovefest. Or better yet, an orgy!

Just goes ta show ya despite the drama, people in Miami really love each other. If they didn't they could just leave. There's obviously plenty of room ...

NO. A friend of mine who moved to Las Vegas, pre-bust, talked about how the media was touting the "Manhattization of Las Vegas." When your high rises are hotels and condo towers, and you're not a financial nerve center, you will NOT be "Manhattanizing" any time soon.

Agreed. What long term catalyst does miami have to expand so much?

Miami is a international financial nerve center.

Yeah but Miami is just a small town compared to NYC. It's not even 1/20th of NY.

My neighbor on Collins Ave used to come out of his apt every morning and say "I LOVE living in the country!" He was from Hell's Kitchen.

Right, but I'm talking solely about the City of Miami. Those areas are located within the city limits.

A2D was talking about the density plus and minus the airports. I don't think areas like what I mentioned were taken into consideration, yet they're part of the city of Miami, even though the airport is not.

emporis... takes me back to the year 2000. But it's not a good source in a way. Like all those buildings listed are buildings with names and such... in Miami every single building or condo has a name and is somehow registered somewhere, but in SP, or LATAM for that matter, most buildings don't have a name or even a date of construction or anything of the sort... especially those dating back to the 50's, 60's and 70's. Back then only few building had names, any random building was just treated as a house. It's really difficult to keep track.
