hello- looking for suggestions- i am looking to buy a house out in the island. looking to spend $350k- thing is i want a inground pool, how are the areas plus commutes (back to the city?) i have been looking online in the areas of Lindenhurst, deer park, medford, selden, centereach & port jeff station- this is what i have been finding that i can afford. what is the best areas? I am Italian and so is my husband.we are from whitestone thanks any suggestions would be so appreciated! Not too familiar with any of these areas

Default Understanding the geography of "Lawn Guyland"

jackinyc, in case you are unfamiliar with the local geography:

What people refer to colloquially as "towns" are actually villages and hamlets, which are within actual towns; and, because villages and hamlets are referred to as "towns", then, many times, the error is compounded when actual towns are referred to as "townships".

Also, many colloquially refer to a "downtown business district" in a hamlet as a "village".

NYS Geographic Glossary and Excellent Long Island Geographic Resource may be of some help to you in understanding the geography of "Lawn Guyland".

On LI, You Ain't Where You Think You Are, rev. 1 may help you understand the great geographic confusions caused by non-conforming ZIP Code postal zones.


You can get a fact sheet for any city, village or hamlet on Long Island by going here American FactFinder and input the name of the city, village or hamlet for "city/town" (leave out the ZIP Code) and New York for "State", and then click "GO".

You'll get a lot of demographic, and some economic, statistics for the city, village or hamlet you selected, and if you click on "Reference map" (it's on the right hand side), you'll get a map.


When you do find a house that you like, you can find out in which community (city, village or CDP) that house is actually located, which is oftentimes different from the community named in that house's mailing address, by using the Census Bureau's online address search function. (CDP or Census Designated Place is the Census Bureau equivalent for a hamlet in Nassau and Suffolk Counties.)

And, very importantly, among other things, the Census Bureau's online address search function also indicates in which school district an address is located.

You want an inground pool. Ok, in Selden, Medford, Centereach and Port Jeff Station, they're all in the Town of Brookhaven. Therefore a CO (certificate of occupancy) is required.

Out of those 4, I only know Selden, Centereach and Port Jeff Station. Those 3 are very good areas and good schools.

However, that being said, those 3 towns and commuting to the city will put 1 hour and 15 minutes going from the Ronkonkoma station on the LIRR. There is a station in Port Jeff Station, however the number of trains and length of time to get to the city from there are not as good as from Ronkonkoma. Now that is just going from Ronkonkoma to Penn Station. I don't know if you are taking the subway or a cab to somewhere else.

thanks thebob- I have been looking online and pertaining to the inground pools they are already in place so the co i dont have to worry about- its good to know that those 3 areas are good- I guess you dont know medford or lindenhurst? me either
i work in whitestone, so i would be driving in- would you know around about how long that would take me? I was thinking an hour and 15 minutes maybe? Am i along the right time frame? thanks again

I only know Medford, not Lindenhurst. Medford is not the greatest in terms of living and school districts. You'd be better off with Port Jeff Station, Selden and Centereach.

Deer Park is ok, but not too sure about it.

I worked out of a real estate office in Lindenhurst a while back and got to know the area fairly well (besides having lived in Babylon).

Grand Ave. is a fairly busy street and it's "feel" changes depending on location. It starts at Webster, which runs parallel to Sunrise Hwy, and goes south, crosses No. & So. RR Ave; it gets more commercial around E. John St. and continues south until it leads into E. Hoffman, which runs along the LIRR tracks - pretty much an industrial area.

As with most areas, both Lindenhurst and Deer Park have "nice" areas and "not so nice" areas. Of course everyone's tolerance is different--what I might find acceptable may not work for you, or vice versa... very subjective . Often the price is an indication, but occasionally, you can find a hidden gem...

jackinyc - if you are looking at Selden and Centereach, I would recommend you also look at Lake Grove and Lake Ronkonkoma. Similar areas and, in my opinion, a bit nicer overall. May not be that much of a price difference.

I commuted from Huntington to Whitestone back in the day. Not a bad commute back then; about 40 minutes. You are probably talking - yeah - about an hour 15 from the places you mention.
