There is only ONE home available in East Norwich at this time (happens to be the right price). That's all. (Long Island still has extremely low inventory.)
Oyster Bay schools. Taxes are reasonable for Nassau County for that size house.
It definitely needs new carpeting and painting before moving in. A little tired, but livable (except for carpeting).
Unless NY magically starts building hundreds of thousands of units of housing per year, there will be no significant correction. I made a huge mistake not buying when rates were 3%. In NY, it’s almost always better to buy sooner rather than later and let things play out.
Prices have already adjusted 10-15% on LI due to the rates.
Fannie Mae also lowered the 20% downpayment to 5% down, recently. More ppl will qualify for better products and rates. Should lead to more competitive market once rates drop. I honestly think bidding wars will be common again. But any house with good schools are still getting multiple bids and over ask offers- which is crazy with the high rates.

Its out of the way but it has a buffer of rich towns around it.

What would you say are neighborhoods in Nassau County on the South Shore that have good schools ?
Oceanside schools suck. They’re mediocre at best. They had a good run for a few years and they’ve been hanging onto that rep for dear life. Trust me. They suck.
If your kid(s) are fairly smart and studious they will probably do well.
But the same thing could be said for basically any school district for that matter.
Even Hempstead, Roosevelt, Wyandanch, etc, have kids that actually graduate amd make it into college.
Do you live in Oceanside? Do you have children right now in the Oceanside school district ?
Rockville Center does have good schools but their Property Taxes are astronomical!!!

It is only one data point but Math and ELA serve as a good baseline on the foundations in place to develop a students skills. Personally think, schools that perform well provide good habits that kids eventually take into HS and more importantly college. But scores are scores, in of itself, test taking is one skill; that needs to be combined with a good understanding of the material(critical thinking) - otherwise you are mistaking intelligence for memorization.
