I hear you but why are the schools rates lower than Merrick or even East Meadow? That’s what I can’t figure out. There must be a reason? The schools may not be bad but are they less academically rigorous?

I’m from NYC so for me “kids who need help” are automatically a red flag.

Even though schools can be ranked, the difference between them, especially elementary schools, is usually very small. Unless your kids are obvious 1 percenters I wouldn't worry so much about rigor at the elementary level.

Oceanside schools suck. They’re mediocre at best. They had a good run for a few years and they’ve been hanging onto that rep for dear life. Trust me. They suck.
If your kid(s) are fairly smart and studious they will probably do well.
But the same thing could be said for basically any school district for that matter.
Even Hempstead, Roosevelt, Wyandanch, etc, have kids that actually graduate amd make it into college.

Look into Plainview. Mostly white/Asian.

You could also check out Hicksville. I spent a little time at the middle school recently and I was pleasantly surprised.

Plainview, maybe syosset (but you may not get move in ready and it depends on where). Most south shore towns.

Unless NY magically starts building hundreds of thousands of units of housing per year, there will be no significant correction. I made a huge mistake not buying when rates were 3%. In NY, it’s almost always better to buy sooner rather than later and let things play out.

Prices have already adjusted 10-15% on LI due to the rates.
