Looking for a home up to $850K in Nassau with the most whitest/asian population. Mostly care about schools. Preferably south of the Northern State Parkway although I don't think anything worthwhile north of the parkway at $850K is feasible anyway.

Oceanside is a mystery to me because it seems to be a rather large area with very mixed schools. Some good and some terrible? There’s no point in buying an $850K house with crap schools. I can get that in NYC all day long.
You can easily find a home for 850k with good schools in Nassau that’s mostly white and Asian. Depends on the size of home you want that gets dicey. You want a nice No reno needed 3k sq ft home it’s not happening a 1800 sq ft house on a 70x100 that’s move in ready sure.
Why do you need to buy? Renting is much better option. It's very likely there could be a correction coming, maybe not soon but if you're buying now it will not go up anymore.

What would be your suggestions?
So many variables.
What size home are you looking for? # of beds, # of baths, garage? basement? condition? Max for RE taxes?

Truthfully, all of the elementary schools are great. There’s one middle school and one high school. They’re all high rated but the neighborhood is very kid friendly. There’s a lot of extra help for students who need it, and op classes for gifted students.

I’m not Bezos or Musk. 3 bedroom, 1500-1800 sq ft is enough. I’m assuming at $850 I can get something that doesn’t need extensive renovation.
