Prices sure don't look as though they have dropped here. Still asking way the hell too much for anything with 4 walls and a roof.

In Cape Coral it the prices have dropped and it's taking longer to sell but condos in our community are still selling for more than double what we paid 7 years ago. Our taxes went up $632 this year so that was a surprise. We don't homestead but still, that was quite a shock compared to the past years.

Market is still crazy here. A condo in which I was interested went under contract sight unseen within hours of listing; I didn't have time to get there first. I suspect it's yet another investor or investing group planning to rent it out. Business as usual!

House I sold in Naples in April 2019 is now worth almost twice what I sold it for. It was a nice house, but it's not worth nearly what the current asking price would be in my opinion. $/sq ft is crazy there now. Prices had dropped a lot due to Hurricane Irma when I sold. Lots of people wanted to get out after that, including me. It will be interesting to see what happens to home prices when the next hurricane causes lots of damage there.

Irma was just a tiny blip on the radar. My realtor friend is busier than she's ever been.

Cape Coral was way over inflated price wise just like Charlotte County was so not shocked there. I think it ranked as one of the most overpriced towns in the country.

Anyone buying a condo in Florida is nuts now with the new regulations. Hoa fees in condos ballooning due to the insurance. You're better off buying a small house versus a condo in Florida. Even if you have to pay for lawn mowingz still cheaper than these hoa fees I'm seeing for condos now.

2024 is looking like a huge hurricane season based on long range models, steering patterns etc. El nino forecast to fade fast now. A season like 2004 or 2005 will cause a catastrophic insurance event here. Probably would cause congress to have to step in and bail the insurance industry.

2004 had 3 major hurricanes hit fl and also a cat2 in Frances.

The fragile insurance industry can't handle a season like that right now.
