That depends. What "next level" are you referring to? There are shops, homes, hotels, and restaurants already. I'm not sure what else there is to do?

Though, the more NH grows, it will need a grocer. I'm surprised Trader Joe's, which size is perfect for NH, hasn't located there. Or a two level grocer like Safeway in DC on K street.

Better restaurants (or at least better service at the current ones), more businesses setting up office space there, another grocery stores as was previously mentioned, and some type of entertainment venue (i.e. similar to Dave & Busters, even an upscale movie theater with the ability to dine and watch the movie at the same time) that is not related to the casino.

A good/quality hospital around zip code 20745/20744 is needed i think

just thinking out loud - here are some lists
- Hospital -
- New school building –Public or Private school
- Megastores or Supermarket
- Corporate HQ – 1000+ employee
- State or federal government office/building
- University or College Campus
- Some kind of Technology Park

when saying next level - am referring to improved access to better services for residents not only HN residences but the general public near NH, and am not referring on NH properties only but Oxon Hill in general

I agree with your list, but I wanted to add, a couple of years ago, there was a plan to expand Fort Washington Hospital, to add a maternity ward and also to develop a town center around it but the residents rejected the idea because they thought Livingston Road would not be able to handle that type of traffic.

Okay. Now I get it.

A Wegmans in Oxen Hill would do wonders for the area including across the bridge in Alexandria.

I think the requisite business leases would do wonders for any locale. That would be hard to accomplish for Oxon Hill unless Maryland or PGC made it more advantageous for businesses with 1000+ employees to locate on the east side of the river as opposed the west side which is well established as a business hub.

More Mixed-Use along Oxon Hill Rd. with storefronts pushed to the sidewalk. Introduce bike lanes and make Oxon Hill RD more pedestrian friendly.

Take advantage of the proximity to the Potomac River by creating residential buildings along Oxon Hill Rd with incredible views of the Potomac River valley and DC. Grand views are always a big seller.

Make the Oxon Hill corridor more walkable. Turn Oxon Hill RD into a tree-lined Boulevard that leads to National Harbor. International Drive in Orlando comes to mind.

Incorporate plazas along the way where people can sit and have lunch, or a meeting, etc.

Add RBT that runs between NH and the Branch Ave. Station.

From what I remember reading Alexandria has a Wegman's already under proposal for development. I doubt they would put one over here also.
As a resident of this area I go elsewhere for
Target, Nordstrom, Macys
Groceries - Trader Joes, Wegmans, whole Foods
Indoor kid activity facility for birthday parties and to just entertain kids in colder months - bounce place, arcades, indoor playground, gymboree, indoor kid focused sports facility for leagues to hold games and sports lessons (see Capitol Clubhouse, Kids Choice Sports or nZone in other counties) for soccer, basketball, martial arts, dance, swimming, etc. There is nothing over here for kids and the option we finally got...the Children's museum (where I did host a birthday party and took my kids a few times) is leaving.
If the want to attract and retain families the family friendly options need to improve.
Spray parks for kids in the summer
Dog parks
Movie theater
Doctors (a better hospital will attract more medical practices)
Hospital - gave birth at Washington Hospital Center and Inova Alexandria; any major procedure you are going elsewhere
Agreed on making oxon hill rd more pedestrian friendly and attractive visually. This should be a walkable downtown area.
Definitely need more corporate offices...though I wonder about traffic. Employees here during the day would spend money and boost the local economy also.

It's not just a proposal, they already got the building up. It's going to open in the Summer of 2015. Probably about 15 minutes from Oxon Hill so you're right that's probably too close.

I remember that. It also delayed the residential development across from the post office. However, I was driving by there today and noticed that they began to prep the site for construction. I wonder if that means some of the other projects that were on the table at the time are being reconsidered?
