Per capital income in Tyler has increased.
This is great for Tyler. But the the income still doesn't match the cost of living.

What do you mean by this? At $55,229 per capita, Tyler outpaces the US per capita income which is $50 413. https://www.thebalance.com/income-pe...istics-3305852

Look at the price of the houses in Tyler and tell me the wages matches them. $130 per square foot for a base model home. I think not.

I'm looking at the total picture.

But since you're focusing on real estate, the median price per square foot in Tyler is $115. So naturally there are homes that are above and below that on the market.

I just bought a home that appraised above what I paid for it - for $142 a square foot so I do know what you're talking about, but there are all sorts of neighborhoods and small towns within a few miles of Tyler which offer lower prices. For instance, the median price per square foot in Overton is $81. In Chandler, it's $103.

Can't tell yet what the social/recreational permit on 2830 West Grande permit is for, yet. A very small permit was issued, according to the paper's permit value. No sign up on the property, last time week when I drove by the address.

The article did not list most of the projects, the article seems rather incomplete from the title and first line of the article.

When they said all over Tyler, I was like what. Everything they named was in South Tyler.

Yes, and EVERYTHING considered commercial was listed in the "40" figure reported. That includes very few large or larger permits. Next year Christus will build that 4-story medical building at the NW corner of Cumberland and Broadway, yes South Tyler, but I have hopes for something to be started on the West Loop across from the theaters. However, as far as I have read/heard, no parcels of land have been even sold, as of yet. Actually Tyler has very little commercial activity going on for a city our size. Yet, it is noteworthy, that at least 4 new buildings will be completed next year, where Sears was located.
