Will be relocating to Tampa and have children in middle and elementary school...Anyone have any advice on the Lutz area vs South Tampa. We work downtown Tampa but its more important to us the children live in an involved community with great schools and activities they can participate in.

REally appreciate any advice

pretty obvious choice here. lutz. south tampa's nice and all (some parts) but it's overpriced, crowded, and isn't much in the way of family oriented. plus there are some serious flood mitigation issues down there (drive around there after a normal rainstorm... every street will have standing water).

I like South Tampa but I imagine that affording South Tampa with a family is very expensive. If you can, you'll have options among the best schools (all levels) in the bay area. Commuting into downtown will be a welcomed drive every morning rather than getting stressed out on 275. South Tampa is VERY family oriented if you live in Hyde Park, Palma Ceia, and adjacent areas. Take a look in South Tampa and you won't regret it.

Perfect advice and I concur. Easy drive to downtown, BEST schools in Tampa, and very family-oriented. Lots of great neighborhoods here. Lutz is OK, but would not be anywhere near my first choice in your situation. Palma Ceia would be my top choice if I were in your shoes. Good luck!

It all depends on what you are looking for in a home. I agree S. Tampa is great for family and the commute to downtown will be quick and easy. Homes are older and User8 has a point about street flooding during a heavy downpour. I love S. Tampa but it isn't for everyone.

Lutz is nice and somewhat rural but the commute during rush hour will be long. Some newer homes and larger yards in that area. Really depends on what is important to you.

Westchase, Citrus Park and Carrollwood are all nice areas but again a longer commute. New Tampa and Wesley Chapel newer homes but also lots of traffic

What is your budget?

We moved to Lutz 7 months ago and really like it here. It is very family friendly, great schools - a really good choice for a family.

Depends on the budget, wants, needs etc. Need more data. I also don't consider South Tampa crowded by any means either.

Where did you relocate from? Glad to hear that you're enjoying it because am contemplating on making the move there ourselves! Is it neighborhood friendly? Safe? Down to earth?
