Id choose lutz. I live in lutz and work in south tampa. You can get 2 times the house for same price, the area is generally more kid/family friendly although I wouldnt say south tampa ISNT kid friendly and the schools are pretty good. I personally love it up here!

Sort of trying not to hijack OP thread but when people mention South Tampa its hard for someone not from the area to figure out the geographic locale including myself. So when people say South Tampa are they meaning this reference from Wikipedia?

South Tampa comprises the city of Tampa communities of Beach Park, Ballast Point, Bayshore Beautiful Bayshore Gardens, Bayside West, Belmar Shore, Davis Islands, Port Tampa, Fair Oaks-Manhattan Manor, Golfview, Hyde Park, New Suburb Beautiful, Virginia Park, Palma Ceia, Rattlesnake Gandy-Sun Bay South, South Westshore, parts of Sunset Park and Courier City-Oscawana. MacDill Air Force Base is also included. The region represents District 4 of the Tampa City Council.[1] The ZIP Codes serving the area are 33608, 33609, 33611, 33616, 33621, and 33629[2]

South Tampa has two common use meanings. Geographically South Tampa is located on the Interbay Peninsula and it is surrounded by Tampa Bay, Hillsborough Bay, and West Tampa.[3] Its main roadways include Dale Mabry Highway, Gandy Boulevard, West Shore Boulevard, Bayshore Boulevard, Bay to Bay Boulevard, and the Lee Roy Selmon Expressway. The area begins immediately south of Kennedy Blvd. Used to describe a socio-economic unit, people often refer to South Tampa as the area between Kennedy Blvd to the north and Gandy Boulevard to the south with the area north of this border referred to as North of Kennedy (NOK) and the area south of this border referred to as South of Gandy (SOG). The implication is that South Tampa is a more affluent area than NOK or SOG.

"South Tampa" is South of Kennedy Blvd, and North of Gandy Blvd. Anything in between these (look on a map) is considered South Tampa. The neighborhoods above sound about right. But you do need to visit each of them and decide for yourself if that is where you'd want to be.
