I searched this forum using several different keywords to see if this subject already had its own thread to revive, but I couldn't find one.

I've been somewhat actively searching for a home for about year now and I've read and seen lot of listings, good, bad and just plain funny. So, I thought a topic discussing listing descriptions and photos; what works, what doesn't work, what is over used, and what should just never be said or done, would be helpful for the Realtors and sellers in this forum.

Don't let a listing disaster happen to you!

I'll start with a mildly irritating one:

Beautiful French garden home in fantastic Lake Caroline; owner's previous home sold in hours (she has amazing taste); new carpet and paint within the last several months; old brick fireplace with old beam mantle; brick arched opening; luxurious master suite with his/her closets; you must see this one, it won't last long. Looks like a magazine . . . Southern Accents!

While that wasn't exactly horrifying or side-splitting, it just seemed little too personal and irrelevant and inappropriate to mention the sellers previous rapid home sale and her "amazing taste". And then there was the over-used admonition that it "won't last long!", that sometimes accompanies a listing for months! I doubt this home is being sold furnished so why her tastes are relevant, I just don't know. That listing has been up a few days, and so far, there aren't any photos to accompany it. I've been anxiously waiting to be amazed.

JinMS, welcome to the forum. I think this is an excellent subject. Give a little light touch to a heavy subject. People need to be enlightened and educated, not to mention having a belly laugh or two - at someone else's expense.

So, what are the kinds of things that y'all see in listings that either tickle your funny bone or rub you the wrong way?

I always chuckle when I see in a listing "House boasts" then they list certain things
It make you want to say "Wow a house that talks you sure you shouldn't ask much more"

There are a couple of listings around here that are listed for $1000, $3000, and $4000. I hope that is a mistake because I missed out on a good deal! Most houses are $300,000 or $400,000!

Sometimes those listings are for rentals (per month).

The selling agent for the houe I'm buying actually forgot a 0 in their counter - So on paper, I actually bought a home for 9% of what it appraised for! (No, I didn't try to hold them to it :P)
