Hello all, I just got my first listing. This is a great feeling but also is a bit scary! I wanted to know what I should be expecting. I will be showing the home to agents myself through an appointment. That is not an issue because the property is extremely close to my home as well. But how many calls should I be expecting? What else should I expect? It is priced to sell!

Is that normal for your area? Here, many agents would be put off by not having lockbox access and having to show with the listing agent.

I agree with the above. The buyer is already bringing their own representation and they don't need a listing agent to babysit the showing... plus, it makes buyers uncomfortable and many walk out of a house before actually looking at the entire thing.

The owner wanted me to be present as well. I will simply be opening the door and not doing much else, and probably answer any questions the agents might have.

My MLS has thousands of listings pushing a year old, that say the same thing. How do you know your listing is priced to sell?

I agree with about this is usually a bad idea not to have a box there. The buyer already has an agent to show the home and while it may seem to be a good idea to be there and answer questions, it ends up just making most buyers uncomfortable.
