Re-grouping / starting over..
any suggestions how to find a top selling agent in my area?
I have looked online to see if there is a little cheering going
at some RE agencies rallying for their top sellers.
Is that no longer done?
Our town is small, so friends refer friends.
What ARE the questions I should ask an agent?
Should I basically interview them.. what are the Q's & A's
I ought to be looking for that should indicate a top seller?
Guidance please.

Might not be the best way but my husband and I are going to open houses in our area. We pay attention to how the agent treats us and others. How an agent treats potential buyers is a big thing for me. Most also have some sort of bio online w/ their company.

Referrals from your friends are usually good. In this Internet world see who presents homes well on the Internet. Quality photos and a good description are very important in attracting buyers.

Talk to them. If they give you a hard sell or promise the world, move on. They should shoot straight and be sincere with you.

Listen to that gut feel you've developed with age.

I don't know. But always talk to 2-3 agents to see who you're comfortable using and who's a fit. Never make a snap decision on who to use without sleeping on it.

We make better decisions after a good night sleep.

The problem with rankings is that there are many "teams" that operate under the name of 1 agent. That agent gets top ranking, gets your listing, then passes you off to another agent on his/her team. Maybe that works for you but many people find it very frustrating.

However, there is nothing wrong with interviewing a few agents and asking them straight out how many listings they have had this year, average number of days until they go under contract, and what % of their listings sold (vs. expiring or cancelling).

Get onto trulia and do a search for your house (zip code, BR's, amenities)...
see what comes up and really read through them.

See how the information is presented and who seems to do that best.
Then ask around for information from the locals on the ones (2-4?) that you like best.

Is it my job or the listing agents job to make the handout sheet of information about the house?

Last time I tried to sell my agent told me to make one. Really?
