We have had about 8 showings in the past week and a half. Two of which ended up being second showings. One of which then came to our open house as well. Haven't seen any offers yet, but there seems to be much more talking of "possibly writing an offer". This has been such a roller coaster. I seriously hope the ride is over soon.
We have been on the market since mid-April. Big News! Our realtor just called with an offer. Our house is listed for $249,900 and they offered $240,000 w/ $5,000 earnest money and just contingent on home inspection and termite inspection. They also want our wooden swingset and window treatments. Closing November 14th. What do you think? Our realtor suggested somewhere b/t $244,000-$246,000 to counter....giving them the things they asked for as well.
In todays market - I would do as your realtor says about 245000 - we have been on the market for 8 mos - turned down our one and only offer in April and sitting ever since - because we countered to high - need to meet the people today in the middle

Take the deal, perhaps ask for a larger deposit if they can provide it for holding the house off the market for that length of time. Have the broker ask. Don't initially do it on a counteroffer, that rejects their offer. If they say no, then you still can decide ok and sign the deal.
It's a long closing date, should ask why so long, get proof soon into the deal that they can pull it off as not to hold you off the market for too long.
That's true - it is a long closing date - if its needed by them - make sure you are compensated for that time offthe market as keeperk says -if not, if you need a long closing - suggest you close early and rent back from them until you need to.They can take the rent out at the closing - prepaid.

The deal is now done. It went pretty quickly. We ended up at $245,000. They are moving from Chicago to Pennsylvania. They are doing a job transfer. The date works pretty well for us because our house won't be done until Oct./Nov. that was the last we heard.

Our house in Texas has been on the market for about 2 months. It's been shown a few times. We had a couple of offers and turned them down.
We had a good offer the other day and we accepted it. They are doing a home equity so that is supposed to be cleared in 2 weeks and our closing will be Sept. 27. Hopefully this will all come through and we can be in NM full time.
