I disagree with the people who say that the house will sell for more than it's worth.
Who has said this???
The thing most people seem to object to is that you seem to be more invested in this transaction than most would be because of your professional background, like you are more offended about this listing than anything because of the discrepancy about square footage.
You've been bird-dogging this listing and spent the past few months making derisive comments about the owners and their agent based on ... what?
BirdieBelle nailed it. I think if this house were listed at what the op thinks it's worth this wouldn't be a thread and she would have not bought it. Her obsession has unfortunately turned into a waste of time for both realtors now with this lowball offer.
I would not have chosen to play a game with them about value by making an offer that even YOU think is lower than "market". Market is what someone wants to pay. You have comps, but comps are similar comparisons, not proofs.
I would have made my best offer, and written them a letter to go with it. A letter about how you love the house and have thought about it a lot over the last several MONTHS, but that you feel this is the fair price and you really hope they will agree.
No games. A heartfelt and honest offer on the table. Play straight with them. Maybe they will play straight with you.
Exactly. When prospective buyers showed me "comps," I told them to go buy those "comps" then.

31? I only see 8 pages. Are you perhaps including comments from another thread in the non-professional Real Estate Forum where she posted a lot more information about this same house?
So you think buyers are going out (in a buyer's market which is what my area is in) and pay more for a house than market? Just curious. Are you a realtor?
And when houses 'sit for years', they don't generally sell for full ask.
Buyers buy if they want the house at the price that is agreed upon by both seller and buyer, and of course if they can pay. Simple.
I am not a realtor and never was, just an average person who has been on both sides of house selling.
As for houses sitting for years and sometimes selling at below original asking price, so what? It is the owner’s prerogative to decide how long to wait. Some owners rent the house as either a vacation place or a regular tenancy, some pull it off the market until it is more of a seller’s market, and some just leave it listed. Just because you don’t want to wait doesn’t mean they will lower the price.
I agree with the others that you are emotionally invested in buying this house. And in denial.

I have 31 pages as well. 300+ posts, 150 are someone so sure of the value of a house she won't even share it. So shes obviously wrong and knows it, or thinks some local will see it and buy it in which case..shes wrong again.
The other 150 posts I sincerely believe are people just farming rep at her expense. But its entertaining i have to admit so I will spread some more.
