Looking to temporarily move to an apt while my new house is being finished. Will need to be there for 3-4 months.

Is it possible to negotiate the rental rates the apartment complexes are quoting me over the phone?

My advice is, it never hurts to try anything!

At one point, some apartment complexes were giving away the first month's rent, because they couldn't find tenants.

With the housing boom slowing now, I am sure landlords are not AS desperate, but, as they say where I come from "Hey, ya neva know -- ask!"

Why not try.

Short term leases involve additional work for the landlord unless it's a furnished corporate rental. The apt must be cleaned and refurbished after each tenant leaves.

If you rent for 4 months instead of a year, you (as landlord) must refurb the unit 3 times in a year instead of once. That explains some of the extra cost along with the greater likelihood of interim vacancies since the apt will cycle 3 times instead of once.
