Hi,

Utility costs are pretty reasonable, depending on the types of utilities you are responsible for paying. What did you want to know about Goodyear? Any specifics I can answer for you?

Can you even assume a mortgage anymore? I thought they did away with that years ago.

VA is assumable still.

Depends a lot on you, of course, but utilities for that house - $260/mo average over the year for electric, $80 month avg over the year for water, sewer, garbage collection. Less in winter and more in summer.

Goodyear has private water company north of I10 and city service S of I10, but the rates come out about the same. The city side gouges unmercifully on sewer though based on the "winter quarter average". You need to be very careful to keep down your water usage in Jan, Feb and March or you literally could end up paying hundreds of dollars more on your sewer bill for a year. This only applies S of I-10.

You should also know that Goodyear has among the highest property taxes in Valley and there is talk of raising them further. The city fathers (and mothers) have no sense of shame when it comes to squandering the public's money on lavish city buildings, handouts to developers, and deluxe infrastructure projects.

We live in Goodyear and we are on the APS equalizer plan and it is $141 per month. Last year we paid as high as $290 during the hottest month of the summer. Our water bill (North of I-10) is consistently $52-$55 per month. Trash is $22 and some change. Our gas bill is generally about $50 per month ( we don't use the heater). HOA dues are $61 or so per month.

We are also on the APS Equalizer Plan and we pay $260/mo for a one-story, 3,100 sq ft house with two zones. Our Gas equalizer payment is $77/mo (we do use the heat!); our water bill is around $50 and our trash is also $22ish. We are also North of I-10 (Palm Valley).

Ours is probably a bit higher than some others since we both work from home and use more electricity during "peak" hours. We try to limit it during that time, but with both of us home (and an infant who doesn't understand the difference between peak and off-peak ), it's still more usage than if we weren't here.

We absolutely love the Goodyear area of the valley; most everything is new and we find the people to be very laid-back and friendly. Everything is very convenient and easy to get to (if you're not commuting to another area of the valley, of course).

You should have no problems finding a smoking deal on a large home in Goodyear right now; we're full of huge homes and great prices. However, if you want to assume a mortgage, that will lessen your options considerably.

Glad I found this forum. The posts are 4 yrs old but still good information. I'm just hoping the utility prices haven't gone up substantially. It'll still be less than the Sacramento area of CA.

Utility prices have gone up some, I assume. Costs for utilities, particularly in summer, vary a great deal depending on various factors pertaining to a particular house, and the comfort requirements of those living in it.
