Looking to move to estrella mountain community. How is the communte to happy valley. I know its far, but how is the AM traffic. Don't care about the distance.

happy valley by I-17?

on a side note estrella is a phenominal community - but being tucked away so far from the freeway will cost you in your commute - a good 10 to 15 minutes to link in

That is a long commute and although I've not done it in traffic I would easily say it is an hour and fifteen minutes to an hour and a half in traffic.

One benefit is that is would be moving the opposite direction of the commuter traffic once you got to the 101.

if going to the area near I-17 that would be true until you got to around 67th - 59th avenue where you would grind a bit until you hit the I-17/101 interchange

I-17 north is wide open in the morning, but running I-10 to the interchange can grind from about 83rd avenue on in

the 303 will be under construction for a few years yet - but when completed that could turn out to be the best route as you could take cotton lane out of estrella and then link into the 303 ..... would be a bit tough as it is right now and only made worse when the construction hits

to get to the happy valley area by I-17 from estrella during rush hour I think the 75 minute mark LBTRS suggests would be hard to shave any time from

60 minutes on a good day--90+ on a bad/wreck day.

After a while commuting it, I don't think you would refer to it as "Happy" Valley anymore.

Did you look around Vistancia, Anthem or Tramonto?

I posted previously about Estrella and Anthem. We chose Anthem, but also love Estrella. Coincidentally, my husband works on the East side of Happy Valley and it's about a 13 minute drive to his work. Easy hop on hop off of I 17 from the Anthem exit. Trust me the emotional attachment to Estrella is not worth the long drive when Anthem has all that you could ask for in a family oriented community without the long drive. I've driven out to Estrella a couple of times after dropping my husband off at Happy Valley at 3:00 and believe me, rush hour is a nightmare. Good luck!

It would be an hour at the worst. I get to Lake Pleasant in just less than an hour from my house in Estrella by taking the 303. The 303 is not that bad even with the construction because they have the lights pretty well worked out. There is no rush hour on the 303. The killer is getting behind a cement truck. I go past the Happy Valley exit to Vistancia at about the 40 minute mark. You could take the 303 over to 17 and then to Happy Valley if you need to be more east than that. Traffic varies but it always takes about the same time. Anthem is 50 minutes from my door to Anthem Way via 101. I know because I always think if I lived in Anthem I would be home by now when coming back from up north - and vice versa going there. The only traffic is from 67th over to the 17 and it moves along if somewhat slowly.

Now, while I doubt it is as long as some others are suggesting, it is not something I would want to do twice a day. I'd suggest Vistancia if you like Estrella. I find it compares well in the look and the community feel.
