Is this considered a lot of money for Goodyear and the West Side? The tone of the article almost seems surprised that a home sold for 500K in Goodyear. One of the commentators mentioned that a home in Verrado sold for 283K and that was considered a "monster sale" I thought Verrado was an upscale community but 283K will get you an average home in most East Valley cities. The much vaunted Litchfield Park has homes for as little as 282K. Why are homes so cheap on the West Side?

Thats another spin... very negative. As much as people won't admit it, the tone of "reporting" does have something to do with people's opinions. I see much more value for everyone if its a positive spin

Regarding the home in your 1st link at 2720 164th, it appears from the tax record that this is a new build (record shows empty lot) on the golf course, in the Robson Pebble Creek subdivision where some models start in the $400's.

That explains it. There were several in that price range in the same area. It did not look like foreclosures at those prices. Expensive, new homes appear to be moving in Goodyear.

those links from the Az Republic are meant to show the recent top $ sales in various areas of the valley...I think it's a weekly feature of the paper....yes, the wording of the headline is a bit "sensational"-sounding.....

those houses are evidently just recent sales of what must be decent places in a new development....

Exactly. They have had that in the Republic ever since I can remember. The headline is pretty much the same but the number changes. Sometimes the number is really high, sometimes low. I don't think it has any analytical value. For me, it is not even very useful for a curiosity as I don't recognize most of the street names.

I may go check out the higher priced houses at Robson though. I bet you get a lot of house for that money these days.

There are 66 active listings in Pebblecreek today - HERE are the listings over $300k. Average marketing time is over 200 days!

I don't know about Pebble Creek, but in Estrella it took a long time to sell your house even before the housing crunch. You pretty much got your price, but it took a while. It was a sleepy place. It took three years to sell out the lots in my subdivision. Things changed just before and during the boom. Hard to say how things will be once things turn around on the economic front. Goodyear is not as "out there" as it used to be anymore.

That seems like a steal. A new build on a golf course for only 400K! You can't get deals like that in Chandler, Gilbert, Scottsdale and Tempe. Why are homes so cheap over there?

TW Lewis has one development in Pebble Creek area where they have a model base priced over $525K. I wonder if they are selling.
