this isn't the old days..when of course there was open land..

27 years ago when we were living in Irvine we really wanted to custom build..we spend a year looking for "land"..hubby worked in Irvine so it had to be close..half acre lots in the Tustin hills then..minimum of 1 million bucks..then to build a decent sized home..way more than our budget

so we bought a John Lyttle home in Lemon Heights..yeah..a development..all one story homes..on half acre..and all look different..as close to custom as one can get

comparing what "used to be" when you grew up a century or so is not even reasonable..or comparison

personally living in the Ozarks would not be on my bucket list..

and yes..the weather is what we love about OC...a mere two hour drive to our second home in the desert..ahhhhh...the way to retire..

my opinion only of course

I'm in a 70-year-old house in Fontana. I can paint it mammary gland pink ( I used that term because titt-y is censored) with purple polka dots, build a tree house in one of the large shade trees, leave my garage door open 24/7, have a dumpster, park a commercial vehicle in my driveway, AND get a CCW permit.

Just thought I'd file a report from the county next to OC.

No Mello Roos means you don't pay it separately. It gets rolled into your taxes. So instead of your taxes being 1.2% for example, they bump up to 1.6% to include those Mello Roos. Luckily if it's part of your taxes, (our tax guy said) you can claim it come tax time.
As far as HOA goes, it depends on the community. The more houses in a community the less the HOA, theoretically. I dont mind them. No HOA means your neighbor can put a car on cement blocks in their driveway LOL!
