I'm using redfin mostly to just look at some homes in the area. I've heard some of the newer homes are assessed with mello roos and it can be added to homes not currently hit with mello roos if they choose to do so.

But in redfin i don't see the mello roos assessment. I just see what i would guess is the regular county assessment. Is there a way for me to find out if there is mello roos on a certain listing other than checking with an agent? This one for example - 17632 LA ENTRADA Dr, Yorba Linda, CA 92886 | MLS# PW13156200 | Redfin shows 4,500 as the tax for 2011. Is there a general levy % of mello roos?

Enter the parcel number at the OC Tax Assessor's site. Then, click on View 2012-13 Secured Bill. There is no Mello-Roos for that property:

That house was built in 1975 and Mello-Roos only applies to newer construction. There are, however, "special assessments" attached to the house, as you will notice when you check the bill. These are just routine charges for vector control, etc.

There is no general levy % of mello roos. It will vary from district to district. Yorba Linda has only one Mello Roos district. Even a lot of the new construction in YL advertises no mello roos. Mello Roos started in the early 80s and lasts anywhere from 15-40 years. It's mostly associated with new construction and can be assessed in communities that include older homes, but that's pretty rare.

Unfortunately, there is no "easy" way of knowing when the MR matures. You have to call the number on the tax bill above. However, if the home was built in the 1990s or 2000s, you probably don't have to wait too much longer, say a 20 year MR on a 2000 home is (most likely) done in 2020

It looks like there is very good news for Aliso Viejo and Mission Viejo property owners. It seems that we may have been fleeced, or at least we paid an unfair amount of money to Capistrano Unified School District, so part/ all of our Mello-Roos obligations will be retired early:

Details still have to be worked-out.

I think, depending upon the development, Aliso Viejo homeowners currently pay anywhere from $0/year to about $7,000/year in Mello-Roos fees.

Given that prices are so high today, maybe this means I will be able to buy my dogs an extra case of food.
