So undecided to leave our Corona home that we only have 13yrs and be mortgage free. We are trying to see if moving to OC will be worth it for the school system. We have 3 kids. Also, we both work in OC and the traffic is getting really bad. What would you do? Thanks in advance

I would think that most areas that are 15 years old or more have little to no Mello Roos. I live in Tustin Ranch (near the center, probably one of the older communities there) and my tax rate is about 1.2% with no MR. Just about all of Tustin (outside of Tustin Ranch) including North Tustin, Lemon Heights (all of which are very nice), parts of unincorporated Santa Ana etc. should be the same. I would guess the same is true of the older part of Northwood, College Park, maybe even Turtle Rock and the area near Walnut and Harvard (neighborhood name escapes me now). In fact, I would guess that the entire area bordered by Harvard on the West, the 5 fwy on the north, Jeffrey on the East and Irvine Center Drive/Edinger may have reasonable tax rates....probably even Lake Forrest too.

Personally, I could not deal with commuting on the 91 ever day (and expect to live any where near the normal life expectancy!)

It depends on the neighborhood/development, but generally speaking, Mission Viejo, Lake Forest, Laguna Hills, Laguna Niguel in South County do not have Mello Roos - however, in Mission viejo, Ladera Ranch, Stoneridge, Painted Trails does have it. In Lake Forest, Foothill Ranch and Portola Hills has it, but in Portola the tax rate plus mello roos is typically lower averages about 1.25%
