Hello NoVA boardies,

I'm looking for suggestions about managed apartment/condo complexes within walking distance to Orange Line metro stops from Ballston out to Vienna. Specifically, I'm wondering if there's any reliable way of telling if places are within .5 miles of the Metro or not. My job is on the Orange Line in VA Sq and DC.

I'm looking to pay $1,500 - $1, 750/mo. for a 1BR with a small dog.

I'm also wondering about the aggressiveness of some the management companies. Is there a lot of empty housing in this area as a result of the real estate bubble? In Boston, most of the rental housing is privately owned so I'm not used to dealing with management companies.

Also, is the Vienna area a good area for proximity for IT work? Or, if not, where is a better place to live/look for that?

I'm glad to see that Happy Hours remain in NoVA They aren't permitted where I live now.

In Vienna/Fairfax, I can assure you that Regent's Park, Carmel, and Circle Towers are all within easy walking distance of Metro. They're all in your price range. Carmel is the newest and nicest of these buildings, Circle Towers is the crummiest. I don't know what the vacancy rate is, but all of these places are pretty aggressively advertising lately, so they've clearly got some spots to fill. I'm not sure about pet policies.

That said, this particular area doesn't have much going for it except access to Metro and major highways. It's a place to sleep and commute, and not much else. You'll have to drive to get to nightlife, etc. It is convenient for IT work, because you can get either to Metro/DC or other parts of NoVa all pretty easily.

Archstone has a building in Virginia Square that is very nice and it does allow dogs, and you can walk to absolutely everything, but I think it's a little above your price range. Might still be worth checking out, though.
