Covid might've killed any chance of this occurring. I mean, Raleigh keeps growing so I assume eventually it'll get a 40 floor tower (at least residential), but. I dunno. Maybe RTP keeps building out like Silicon Valley.

Would you say the same thing about Charlotte?
Sorry, but I don't subscribe to the whole giving up on cities narrative because of the virus.

Developers continue to pursue rezoning requests to go vertical in the NW corner of downtown Raleigh. While the rezoning request is for 40 floors, it doesn't guarantee that the developer will use all 40. The way that the UDO is written, the next step above 20 floor zoning is 40 floor zoning. I suspect that Smoky Hollow phase 3, The Zimmer property (both approved for 40) and Creamery block request for 40, will all land in the middle between 20 and 40 floors: around 30. For its context within a rapidly growing urban neighborhood on the edge of downtown proper, that's perfectly fine with me.

As for Covid and tall buildings, I suspect that we might see elevator banks serving fewer floors in towers in future designs.

I guess you should tell that to the developer that just got that rezoning request for one of those towers approved this week.

Getting a tower approved & built a totally different animals. Covid 19 has just made it more difficult to line up anchor tenants/financing etc

I think if anything Covid-19 ironically will lead to larger offices projects. I read an article talking about how office developers are looking at creating more space per person instead of building spaces that cram more people together. That of course leads to larger buildings.

I guess it's over people, COVID-19 has ruined tower construction forever.

Pack it up and close the thread.

No no, only in Raleigh. Don't worry, Charlotte will just get them all now.

I don't think Charlotte is immune to the current downturn. Any tower that hasn't broken ground is doubtful for the next year or so, 10 Tryon has already been delayed & it had both a office & retail anchor(Publix)
