Arverne these days is nice. There's a nice new huge Stop and Shop along with a new Chase, YMCA, new retail stores, and restaurants. All of which are close to Arverne by the Sea. A lot of houses outside of this have been spruced up as well.
I live in Far Rockaway for a year. The Rockaways have a lot of nice areas (Breezy Point, Neponsit, Belle Harbor), and then there's the Jewish section of Far Rockaway. The Rockaways get bad if you go to or hang out in the housing project parts. But I never had anything to do with that when I lived there. When dealing with areas like the Rockaways that have nice areas next to bad areas, how nice or bad people tell you the area depends on who they are hanging out with. Those who go see their buddies in the projects will tell you it is bad. Those who have homeowner friends will tell you how nice it is.
