Exactly! I'm not sure if anywhere in Flatbush proper is significantly cheaper than Kensington. I think a lot of people mistakenly confuse East Flatbush for Flatbush.

It is indeed gentrifying with the epicenter being around the park area on Ocean and Lincoln. Even the bodega on Flatbush Ave and Lincoln Rd was fancily upgraded and demographics are changing. Seems to me like mainly hippies from Williamsburg are moving in.

All the streets south of Lincoln Rd down to Parkside between Ocean and slightly past Rogers Ave are being slowly gentrified. There's great properties around there besides some of the apartment buildings which still seem to be where some of the gangs be at.

Anywhere east of ocean avenue is considered pretty good now in terms of gentrification and safety.

I lived in Kensington (near 18 Ave & Ocean Pkwy) until 1990 when the area was getting rundown with increases in things like daytime robberies. How is Kensington doing now?

For sure. According to statistics, Kensington and Borough Park are the safest neighborhoods in Brooklyn with the lowest crime rate!

i work in Prospect Heights..So where would it be affordable and convenient for me to live..Single,36 yr old..i just noticed this post is very old..oh well
