May be a subsidiary or sidecar/shell company of Kohan. From what I hear, don't expect much improvement here.

Nope it’s an entirely separate company, plus there’s already been changes made 1-2 new restaurants on the way with a new restaurant that just recently opened; a new store, MiniSo, which is rapidly growing brand; and they are selling an out parcel, presumably for redevelopment

One of the old owners of Kohan is the principal at 4D. Seems to be run differently, anyways...

Looked up the mall on the city's GIS web site.
The good news is, Surge, Target, Dillard's and now Belk appear to own their location parcels.
JCPenney is still under mall ownership, so they are only leasing that space.
Belk must have bought their location at some point when Kohan sold to the new company. They had been leasing since they took over the old Sears space, which Rouse/Brookfield may have bought from Sears when they closed.

Translation, expect the anchors (except for JCP) to be here for the long run and hopefully the rest can be re-developed into something more useful one day.

The only reason that Target didn't close a couple years ago was the fact that it wasn't paying rent and is owned out-right. They put new management at the store and the location is now profitable. I heard they are are looking to do another renovation of their space to bring the store to 2020s standards. Let's hope its true.

It would be nice for them to convert it into a Super Target
