Well, a failiure doesn't sound quite right. How about an option for not living up to expectations? Maybe it was overhyped, or expectations were too high. It seems to serve it's purpose...

Yeah I would agree its not a failure and its not a success either. The concept is great, I think it will continue to fill in and become a pretty cool place.

I agree, it hasn't completely filled out, but it's a busy place, serves it purposes, as Chelito23 put it.

As for asking prices, well, yes, asking prices are one thing, but actual dealing prices are another. You know, the excesses of the mid-2000s were on the financing side, not the actual construction side, and there is still a dearth - a dearth - of high quality condos along Miami's most strategic corridor. Dadeland is the last node on that corridor, current inventory is low.

Word is that construction will begin on the two lots just south of the Colonnade, currently two towers just south of Dadeland Mall which were supposed to be four before Lennar gave up, probably the best quality building in Miami outside of Brickell or at least in the Dadeland area. Not sure yet about the quality of these two new towers which are supposed to be coming, and new ground-floor commercial/retail is coming to Colonnade east tower after laying empty for these past four/five years. So far it's too early to tell, we'll see.

I just went walking through on Wednesday and it was pretty much a ghost town. I think if they can get some more retail in there it will help but as of right now it just has a weird vibe to it. Can't really explain it but it's sort of like a creepy feel.

I hear the beer place there gets crowded some nights. Lime has always busy when I go there, as well as Panera. They just need a few anchor type places and this place could become a cool place to hangout. But parking is tough there, I hate parking downstairs there.
