I think the City of Kendall would be a good thing and let it have Dadeland as it's urban core.

I'm thinking from the canal that crosses US1 around 152nd and separates from Richmond Heights, north to the Snapper Creek, and the Turnpike east to US1 for Kendall, and another incorporated West Kendall to the west of the 'Pike, perhaps down as far as Country Walk. Eventually, Miami-Dade will look a lot like Broward, with most neighbourhoods incorporated into cities. The County just doesn't cut it for making improvements at the neighbourhood level.

I agree, the future of Dade county will be like Broward county with all areas incorporated into cities, towns, and villages. I am not sure if that is good or bad.

I believe living in one of the buildings that has private garage is a good thing. You know that you have a really low % of getting rob or something. And at $300k+ to have a nice view of the city at 15+ floors 2/2 is not a bad price.

It has no reason to exist. Once the consumption-based economy fails the area will simply stagnate and be forgotten. Forget the Dadeland triangle I would like to back to the Gold Triangle days.

^^If you mean you would like it to look like this, I have to say, no thank you, anything would be better than Dadeland being a huge surface parking lot. Notably...the Golden Triangle store ... was part of a consumption-based economy!
