I haven't had the opportunity to venture inside that little neighborhood yet, and I'm intrigued about its happenings. I can only see it from the outside. Is everyone allowed to just walk around the neighborhood, or do I need to have a good reason to go there? It looks like a ghost town from the outside, and there is no Google Map Street View for it. I'm intrigued.

I say go, whats the worse that can happen, someone tell you to leave? It does look dead though.

Are you talking about the condo/apartments with the stores and restaurants on the ground floor?My suggestion is that you do go and walk in there because apparently few people are.I've gone in there and I do see people but just not enough as I know some places like the Tropical Smoothie place closed and there's still plenty of spaces for new businesses to open and hopefully the ones currently open can stay open.

How can there be a downtown within a suburb? Dadeland is a mall and it is surrounded by condos and strip malls.

Suburbs/Towns/Districts can have their own downtown areas. How about downtown Coral Gables, or South Miam's Downtown District. North Miami and Surfside have one too. Downtowns are not only for the one large city in the area.

Anyway I have driven through it a few times, it is pretty empty from what I remember. It looks like it could have some potential but I do not see much coming up in the next few years. It is a "mini" urban downtown type place. Take a drive anyone can go into it. Not much to see. I never understood it. I guess the location is good if you work downtown just get right on the metrorail. Maybe people will see the benefits of that in a few years who knows.

Coral Gables is an actual city, Kendall is not. Is the place you are thinking of the white elephant development on the old cadillac dealer and Burger King headquarters site?

Kendall is unicoprated Miami-Dade County, Coral Gables is a city. But both are suburbs of Miami.

Google Downtown Kendall. It is right off US-1 by Dadeland mall. It is an area with several high rise condos, and a few office buildings. The office buildings have been there for many years.

Wrong. Google Street View goes all around that neighborhood.

You will find people frequenting the restaurants, even sitting at shaded sidewalk tables, especially during lunchtime on business days, but you won't find people walking around outside en masse, it is simply too damn hot most of the time.

The convenience of the area is that everything one needs in terms of shopping and banking are within five minutes or less car ride, and the metro is within walking distance for those who work in Brickell/downtown.

I see no reason to go there for "fun" then, but good reason to live there if you work in the neighborhood or Brickell/downtown and prefer the convenience of having most services close to your dwelling and the convenience of living in a condo building as opposed to being responsible for the maintenance of a wasteful single-family home in the outer suburbs.

I have seen more people strolling, jogging, biking around in the Brickell area, but mainly the southern leg of Brickell, featuring many trees and some parks, a bit cooler then, and at the heart of, or much closer to, more cultural "happenings" as you put it. The other difference is that, for a condo owner, condo maintenance fees are often significantly higher in Brickell than in Dadeland, mainly due to coastal insurance rates, and buy prices are higher, and so higher property taxes.

I think Downtown Dadeland is ahead of it's time. Give it 10 years, it'll probably be more like downtown South Miami. But for now the only real destination is Dadeland Mall.
