Here's an interesting one....just sold Dec '22, listed 4/23/23, went UAG and now back on the market a week later. I wonder if this is another one where the sellers are going to take a loss or be lucky to break even after taking into account transaction costs? https://www.zillow.com/homedetails/2...56642965_zpid/



Seems to be more of these popping up lately where sellers just purchased less than a year ago and now for sale already. I wonder if it's buyer's remorse or if job loss/layoffs are starting to hit and make people panic w/those high mortgage payments (if not cash buys of course).

I cant imagine buying a house last year and selling it this year. I do know a family who bought a home in Aug of 22 and just sold it again and moved somewhere else in MA...all for a 9 year olds sport.

I could see if you purchased in 2020 (it's me hi), you could have gotten quite a bit more for that house in 2022 or even 2021...but I wouldnt be doing that now unless I was getting a divorce lol

I would say job move, but that they got it contingent and then the buyer backed out definitely raises some eyebrows.

He is good...but how can anyone be sure at 9? lol. not to mention that if someone is that good at 9 the team they are on probably doesn't matter that much in the end. There are club teams to choose from all over.

Like i said before i love looking into the financial decisions others make and why.

Right and I've seen enough elite level high school athletes get injured that basically crushes any chance of going pro, which is why I'd probably not give in to sports as being a reason to make a major move.

Yes, I think parents should nurture kids talent but this seems extreme. They had already moved from out of state as well. Even if you do go Pro which is great you need to have a back up plan. It will end one way or another.

How's the situation like right now in the closest "premier" Boston suburbs of Brookline, Newton, Winchester, Belmont, Lexington, etc.? I've been monitoring the market to try to detect a downturn in prices but the latest houses with "sold" status (when the price is known) are at eye-watering prices. But there is a lot of lag in the data.

A few examples of houses I toured recently because I liked location, but I thought the asking price was too high for the house. And then they went for 100s of grands above asking.

What are you going to do with that information? And how reliable is it really going to be in your own decision making? Real estate is so localized and situation dependent.

Given where inventory levels are, I see no reason for the trend from the last 3 months to not continue through the end of the year without something near catastrophic happening.
