While you may get more tax value for your money in Hicksville, there is NO WAY I would say Hicksville is the better SD over Levittown. Especially when you use MacArthur/Salk as a comparison. It's not even close.

Take a look at the two SDs. Which one would you rather have your kids attend?

And if you aren't into going by test scores, look at the class sizes.

I actually just moved into the Plainview SD.

There is a wide range of property taxes due to the fat school budget and the various house sizes available in the neighborhood. Don't forget to expand your search to Old Bethpage since it shares the same Plainview SD. Old Bethpage property values tend to be higher than Plainview though.

The one story ranches will pay the least amount of taxes. Probably around 10-11k. But they are small... typically 1000-1100 square feet plus a basement. They are fine for a couple or small family. Prices are definitely under your 450k budget if you wait it out.

The splits aren't bad. You pay modest taxes... probably around 11k-13k. The house sizes aren't too small... typically 1300-1600 square feet. My issue with the splits is you only get half a basement. You might find a split for 450k if you negotiate hard enough or find a seller looking to move ASAP.

The colonials are huge. Over 2000 square feet usually, and you get a full basement. But expect to pay around 13k and up in taxes. Don't expect to pay less than 500k for a colonial. Especially in Old Bethpage where some colonials sell for over 600-650k.

There are also some hi-ranches in Old Bethpage that sell for 500k and up.

You may also find a few houses in Old Bethpage and Plainview that are in Bethpage SD. Bethpage SD isn't bad. Not as good as Plainview/Old Bethpage SD. But the one advantage with Bethpage SD is guaranteed less taxes (at least 1000-2000 less than a similarly sized house in P/OB SD).
