You can also try Carle Place. Nice small community with good school system. You can get a nice move in 3-4 bedroom house for 450,000.

Bellmore-Merrick CHSD and Wantagh are also great school districts and should have homes within and even under your budget.

Too much emphasis on school districts though, IMO. If you teach your children to love and value education, they will do well at any school you put them in.

Syosset, Jericho, Roslyn, Manhasset, North Shore, Herricks, Garden City, and Great Neck are your best bets, but they are pricey. Most of the houses in Syosset that are less than 500 have no basement, small property, no garage, or they back up to the train, or are between the highways. Map everything on MLS. Bing.com gives you a great view of the property in bird's eye mode. Verify all taxes on mynassauproperty.com

Try Syosset, they have a great school district. You can also check out Plainview. Both should be ok for your budget. Also, check out [url=http://www.schooldigger.com]SchoolDigger.com - School Rankings, Reviews and More - Public and Private Elementary, Middle, High Schools[/url] It's a good site which ranks school districts in the entire NYS. You'll see that a lot of schools in LI rank very high. Good luck

Hi alls
thanks for all the info, but after reading other posts in this forum, I doubt if I can make it in LI. I currently live in a 2-room apt in queens with 3 kids (age 4-8), save enough for down payment which I think can get sth like under $450,000, look into fresh meadows or bayside (good SD & nice neighborhood) but too expensive to buy, so I look into LI, but looks like middle class family can't afford there either.....

450k is not enough to get into a top tier school district, but should be plenty to get you into a good school district. I will suggest Hicksville / Levittown. Plenty of homes for 350k there. Hicksville schools are better, and more value for tax money.

Hi, so we finally decided on Plainview, but is there a better area in Plainview we should look ? also wondering how comes some listed house have property tax around 9,000 while some goes as high as 15,000 ? how do they decide on that ?

Plainview is a great district. It's definitely better than Levittown or Hicksville as someone else suggested. You can think of it as at the top tier of districts below Long Island's crown jewels (The Jerichos, Syossets, and Roslyns). The property tax is tied to the assessed value of the home. In some towns/school districts, property taxes are higher which explains why taxes may be higher in one place even if the house values are the same.

thank you longislander 329... someone actually mention locust valley is also a good area but with lower property tax, I don't know anything about locust valley, can anyone share some info regarding school district, neighborhood etc. thanks

The geography of Locust Valley can be very, very confusing because Locust Valley is one of those many villages and hamlets on Long Island where the majority of places -- about 5 out of every 6 places -- with the community name as part of their mailing address (4,673 acres) are not in the hamlet (626 acres).
