I have noticed that certain environmental factors might change ones idea of what they want in a home. For example, in Florida I sooo wished I had gone with carpet instead of those lovely hard wood floors...I could not sweep enough to keep up with the sand we tracked in . And I love my two story Great room in my Midwest home, with tons of windows, but will I appreciate the same in Vegas in the summers?

What might I want, or want to avoid when looking at homes in Las Vegas? Have any of you wished you had something different due to the exhausting upkeep? Any advice for easy maintenance?

Vegas is the dust capital of the world. And it never comes out of your carpets. That's why I went for stone tile in the main living areas.

Great insulation is a must for the house and energy efficient windows/doors. If you don't have this you will pay a fortune to our wonderful electric utility.

A nice high block/stucco fence so you can enjoy your back yard in private and only see the neighbors when you want to.

I also wanted a pool but I know they aren't right for everyone.

Pool, Pool, Pool. If you have children they are great. Plus if they are teenagers, then they will always want to hang out at your house! Great way to keep an eye on them. We finally got a house with an in ground one, and do not regret it one bit.

One story homes might be a little cooler as the heat rises to the second floor but if it is well insulated this might not matter

I agree with pool. they add a lot of value to the house too.

I wanted granite countertops and upgraded master bath. One can never have too fancy of a master bath. And Walk In Closets!

Thanks for those good tidbits! As far as insulation goes, are most Vegas homes pretty well insulated as a rule, or does one really have to check carefully for that?

Later built are better insulated. Older homes may even have single pane glass. YOu can never have too much insulation in the ceiling.

Note that the summer sun is very hot and comes from the south. So watch you south (and secondarily west) exposure. You will not spend a lot of time on a south facing patio if open to full sun.

New AC are far more efficient than older. Can literally cut your AC electric bill in half.

I always thought that there is a limit to the amount of insulation in the ceiling, after which it does not make sense to add more. Perhaps a tradesman can answer this question. If I have 12" of insulation in my ceiling, does it really matter if I add another 4" layer to it?

Solar $0.12 per Kwh is nuts! My electric is 300+ per month without AC/heat being gone 10+ hrs a day!

Personally I think pools are a liability and don't add that much to value of your house. I don't usually like a negative spin on things, but there are a lot of drownings in Las Vegas. Not long after we sold a house with a pool almost 20 years ago, a little girl drowned in it. And even though it wasn't our house anymore, and I believe the mother ...well, I don't have a good opinion...it still haunts my wife and I.
