Just curious for those living in Summerlin.. My husband went for his second interview at the new casino in Vegas and although we don't know we are moving, we have better shot of it now. He was looking at the Summerlin area. I have been reading the board for some time now and am not looking for the negetive stuff. But for those who love that area, why do you? Tell me about stores in the area. What school does your child go to and do you like it? My son is 6 and would be in the first grade out there. Again, not being naive, but I don't want to hear the negetives this time around- just good stuff to pump us up for the move if we do it. Thanks so much.

Summerlin is a very nice middle to upper middle to filthy rich master planned community. It is very nice to look upon and very safe place to live.

The schools are in the upper ten percent of the schools in Las Vegas and in the top level of those anywhere.

It is master planned to a fair-the-well with community facilities and walking trails and shopping centers and a shiny new casino. It has excellent access to good restaurants though many are next to rather than in Summerlin.

It varies from about 18 years old and mature and lushly landscaped to brand new and just getting established.

In price it ranges from about 100K for 2/2 condos to multi-millions for custom homes in the Ridges.

Hi Tina;

You dont want any negatives huh? Guilty conscience? Just teasing. Anyhow.....I think it is generally excepted that The Trails is the nicest area of Summerlin. Perhaps because it is the oldest therefor has the most mature trees rather then those little seedlings the Builders plant in the newer homes.

Dont know about the elementary or middle school but Palo Verde is also generally accepted as just about the best highschool around.

There is really just one shopping center and it is in Trails. The others are kinda next to Summerlin as Olecapt said. Either way, travel to get to anything you can ever dream of is very close.

If you are working at the new casino which I assume you mean Red Rock, and living in Summerlin, one thing is for sure. You will never have to put up with that ferocious horrible Las Vegas traffic. You will have a commute that most people would kill for.

I should have posted that my husband applied for a job at Wynn's new casino- the Encore. He did the drive while around in Summerlin and said it wasn't bad. We just want a nice area to live where we can raise our son. Thanks again for any imput..

I don't have any kids so I can't tell you about schools, but they are supposedly some of the better ones in Vegas. You will want to verify that with a real parent though.

I can tell you about stores though, at least in the area around Red Rock Casino (check Google maps for the intersection of the 215 and Charleston). It's pretty much like everywhere else in suburbia - there are a ton and they are fairly easy to drive to. There is a shopping center with a Best Buy and a Costco right across from the casino. The local grocery stores are Albertson's, Smith's (Kroger), and Vons (Safeway). If you go down Charleston a couple of miles, there's a Home Depot and a higher-end shopping center (Boca Park) with the likes of Banana Republic and Williams Sonoma.

There is supposedly a new high-end shopping mall opening up in Summerlin Centre (all I read was that it would be Vegas' first Crate & Barrel, which I would really appreciate), but apparently it's been delayed until next year due to the recession. There are a few Wal-Marts and Targets not in Summerlin but maybe a 10-15 minute drive away.

Also, Summerlin sits right next to Red Rock Canyon, which if you are into hiking or running or biking is a beautiful place to do such things.

I would think getting to the Encore from that part of town would be something like a 25-45 minute drive depending on traffic.

Actually, I disagree with a lot of this. The Trails is nice, but it's not the oldest and/or nicest community in Summerlin. The Pueblo is the oldest (with lots of mature landscaping) and then came the The Hills (lots of mature landscaping) and then The Trails, The Crossings, The Canyons, The Arbors, The Willows..and so on.

Summerlin has quite a few elementary schools, (most are rated good by the parents of the children who attend there,) Hal Ober, Bonner, Richard Bryan, Laura Givens, Ethel Staton, Lummis (one of the higher rated elementary schools, located on Hillpointe Ave in The Hills)...and a couple of middle schools, Becker, Rogich. One high school, which is Palo Verde.

There are three casino/hotels located in Summerlin proper, The Suncoast, The Rampart Casino/Marriott and Red Rock Station.

The Trails (and the shopping center located there anchored by Vons) is not the only shopping in Summerlin proper...you have the Smiths shopping center on Lake Mead/Rampart bordering Sun City and Costco, Best Buy, Lowe's, shopping stretching further South to Flamingo and Trop...geez it's amazing how much shopping is located in Summerlin proper.

Being a resident of Summerlin also entitles you to use the community pools..one located at Trails Park (Trailwood Lane) and the other one, fabulous for kids, is in the Willows, on Desert Marigold Lane. There's a really nice Veterans Memorial Leisure recreational center in Summerlin as well.

There's plenty of wonderful shopping on the fringes of Summerlin proper, namely Boca Park amongst many others and it's general surroundings. There is plenty of shopping/dining all over, very convenient to get to no matter what village in Summerlin you choose.

And the parks...plenty of beautiful, lush, grassy parks with jungle gyms...and scheduled special events as well.

However, Summerlin is definately NOT, the end all of desirable places to be..it has its problems like everyplace else...Other areas in that general vicinity worth looking into is Peccole Ranch and The Lakes. Both are not located in Summerlin but extremely nice and convenient to A LOT, maybe even cheaper as well! There are other places around the entire valley that are really nice as well.

And be advised that Summerlin is a Master Plan Community, you belong to a homeowners association when you purchase there and you need to follow the rules. Even if you rent, you need to be aware that you are still governed by the Summerlin Association CC & R's.

Some communties have extra fees, and every new home that was/is built in Summerlin comes with a one time SID fee that you must pay off either in one lump sum or over time. If the previous homeowner didn't already pay off this fee..it transfers to the new homeowner. Some of the SID fees cover the construction/improvement of Summerlin Parkway, the portion of the 215 Beltway that runs Summerlin, etc.

I have two homes in older communities of Summerlin, I pay $33.00 a month for one, and $45.00 a month for the other. Both homes came with $4500 SID fees when we purchased them, which we paid off when we closed on the homes.

A licensed realtor can you help you with everything you need to know about Summerlin...Olecapt on this board can answer even more questions that you may have.

Thanks again everyone for the responses. We don't even know yet if we are moving, but since this has been an ongoing process for the past month and a half or so, we need to prepare To quote Tom Petty- "The Waiting is the hardest Part"... I appreciate your imputs..

Well fooy (sticking out my tongue to a fellow Aussie lover) to you ! Im teasing ya. That area at Buffalo and Lake Mead and whether it is actually Summerlin or not has been argued forever. I believe it is Summerlin and is the true oldest orgional area of Summerlin. Is that called Peublo? I bet Olecapt has those statistics handy.

There is an area off Buffalo a couple streets south of Lake Mead then west that are simply slums. That is old old Summerlin in there.

I didn't know Peublo and Hills was older then The Trails.

We have been over a lot of this before.

First off their are no "slummy" areas in Summerlin to the best of my knowledge. There are some areas that get lower on the socio-economic totem pole...but no slums or nearly that.

The Pueblo has some lower end areas but also has some very nice upper middle...Taos Estates for example.

Gets a little iffy perhaps south of Vegas...but that is not in Summerlin.

It is interesting that Summerlin is on both shoulders of Lake Mead between Buffalo and Rampart even though Summerlin exists only on the south side of Lake Mead.

The Sun Coast is not in Summerlin. Peccole as is Boca Park. The Marriot is in Summerlin.

First thing in Summerlin was Sun city starting in about 1988. The Pueblo and the Hills come in during the early 1990s.
