Aliante is lovely, has some wonderful prices but just isn't for me because of the closeness of the homes. If someone is really interested, get on a plane, rent a car and go look. That's the only way to determine if it's something for you. To type Aliante in the search and read whatever pages come up will do nothing bad for you but give you a good in-depth background.

I've always failed to understand how someone can live in a city and be bitter and miserable unless they were either born there and can't get out or were transferred in and can't get out. Looking for culture, go to big metropolis's like N.Y. and Chicago and put up with all the negatives of those cities. Want a beach environment, go to a costal town and put up with the high humidity and their alligators. Looking for heaven...well hopefully if you've lived right, you might find that one.

I just short saled my house in North Las Vegas just south of Aliante. I lived there for several years and liked it. No problem with crime and much quieter. I lived west of MLK/Camino Al Norte off of Tropical. I would definately live there again.

wife and i looked at houses out there a month ago...

here is the deal get a new house $300k or get the same house used and never moved in for $130k hmmmm

two ways to look at it

1 what a deal & steal

2 OMG we are going down hill fast...

listed 130k in aliante.. bought for 130? not gonna happen.. check the assessors page most in aliante go over list

I just put it an offer in Aliante for 110,000 on a SFH and ended up winning. Standard 3 bd/2 ba, 1400 sq. ft., 89084, 3 or 4 years old. Good deal - I don't know? I believe listed at 105000. So they're getting cheaper by the dozen. But the world's also ending so I may be doing exactly what I tell myself not to do. Who knows? Not me.

you stole it buddy!!! absolutely stole it!! i dont think you are doing the wrong thing at all, you should be able to get a grand a month with no problem..

Sounds like a deal to me. Can you give me an idea of what Aliante's monthly HOA fees are? I understand the HOA fees vary depending on whether you live in the gated vs. ungated areas.

that's what I'm hoping for at least. But the interest rate on an investment home is not cheap - that eats up some of the profit. So hopefully around a 7-8% cap. rate with all the variables I plugged in - but again I may be missing something.
