We went through the same angst. When we came to visit for 3 weeks in August we stayed in Anthem. When we came back to look for a house the choices in Anthem were pathetic and overpriced. We ended up in Summerlin and couldn't be happier. After 3 1/2 years we have to turn down offers to do things because we don't have the time. Having nothing to do up here is not a problem unless you sit in your house all day.

I should add that we are in Sun City. The above post seemed to say we were in Summerlin proper.

I think you're right, but given that the inquirer says

I would like to spend about $400,000 on a lot, probably a half acre from what I've seen seems realistic, and build a house about 4,500 square feet, concrete and modern construction.

He might find the new Blue Heron area to fit the bill on everything except price. People sometimes decide to spend the extra $$.

Blue Heron is an equal opportunity builder. They originally did a lot of infill building. At the moment you are correct. But wait a year. Blue Heron is loyal to places where you can build million plus homes and nothing else.

Part of the reason for my post was to suggest to JonathanLB that he consider Southern Highlands as a possible alternative to Summerlin & Henderson.

I'm curious -- why do you think $400K for a half acre is realistic? That seems unrealistic to me -- far too low, especially for a half acre lot.
