Laffy Taffy works well also.

And it needn't be a sword fight. All that is required is a comparison that is as accurate and fair as possible, and that's where it should stay.

Yeah, that'll happen.

We ended up in Summerlin and couldn't be happier. After 3 1/2 years we have to turn down offers to do things because we don't have the time. Having nothing to do up here is not a problem unless you sit in your house all day.

I should add that we are in Sun City. The above post seemed to say we were in Summerlin proper.

In addition to Summerlin & Henderson, you might want to consider an area such as:

The Bluffs Las Vegas Mediterranean Modern Homes

Their new show home opens tonight, I believe:

11172 San Terrazo Pl, Las Vegas, NV 89141

I love the Blue Heron stuff. But I do not think they are doing anything these days below 1.5 million.

I think you're right, but given that the inquirer says

I would like to spend about $400,000 on a lot, probably a half acre from what I've seen seems realistic, and build a house about 4,500 square feet, concrete and modern construction.
He might find the new Blue Heron area to fit the bill on everything except price. People sometimes decide to spend the extra $$.

But Blue Heron builds seem to be in Southern Highlands (south LV on the Henderson border) and in Seven Hills (in Henderson) and the OP wants Summerlin.

Blue Heron is an equal opportunity builder. They originally did a lot of infill building. At the moment you are correct. But wait a year. Blue Heron is loyal to places where you can build million plus homes and nothing else.

Part of the reason for my post was to suggest to JonathanLB that he consider Southern Highlands as a possible alternative to Summerlin & Henderson.

After all, JonathanLB said

I'm curious -- why do you think $400K for a half acre is realistic? That seems unrealistic to me -- far too low, especially for a half acre lot.
