Hello...what are the distinct differences between Henderson and Summerlin. On a map both look about the same distance from the strip areas. Does Henderson attract an older base of homeowners? Also if the banks are having a hard time with apprasials on re-sales how are the builders surviving? Thanks..

imo, Henderson looks alot more industrial and older. The NW looks "fresh".

Henderson/Green Valley is too commercialized, NW has developed better and the scenery certainly adds to the charm of living on this side of the valley.

Henderson is older been there way longer than Summerlin. Summerlin is mainly HOA's.

Default Summerlin/NW VS Henderson, Interesting

Humm...would that same statement apply for the Southwest? Reason I am asking is the new home builders in these areas. Looks like the North Las Vegas area is full of foreclosures but the builders are still going at it. Seems if banks do not want to loan to us regular working folks the builders are getting some buyers and I assume not investors. Any guidelines or thoughts?

^^^^Im hoping the valley will get more buyers that are relocating to the valley and not just investors. The unit 2 doors from us sold and now there is a for rent sign on the window. I hope no one rents it. Hehehe!

Pretty much all of Clark County.

Henderson is a new city, it developed pretty much the same time as Summerlin. Green Valley is the older area of Henderson before the name switched to Henderson. There are many older areas in the NW with ranch style homes and large lots.

Ehhhhh. Sorry. No cigar. Henderson was a small company town built to house the workers at the Basic Magnesium Plant during WW II. Those old homes and a lot of new government buildings now make up downtown Henderson. It grew some after the war and hovered around 17,000 people for several years until Howard Hughes bought a bunch of land in the 1970's owned by Hank Greenspun, publisher of the Las Vegas Sun and started building Green Valley (aka:Hooterville) in the early 1980's. The only thing thing the Greenspuns had out there was a small golf course. After Hughes bought it there was a court battle when old Hank, who made a lot of money smuggling guns to Israel, decided Hughes didn't pay him enough for the land. That delayed any building. Nobody thought that people would want to live out there anyway since the plants there put off an oder like rotten eggs, and it was somewhat hotter out there.

With the addition of Hughes' development called Green Valley, and the extension of the U.S. 95 freeway, Henderson eventually passed Reno as the 2nd largest city in the state. The section of Henderson known as Green Valley is probably larger than the rest of the town, but I'm not really positive of that. It is big enough that people think Green Valley is a city. It's not...it's just Henderson.

When locals mention Henderson you will wonder why they hold their hands in front of them, palms up, and say, "Of Course." It's because the late Henderson auto dealer, Ben Stepman, ended all his TV commercials with the words "...in Henderson, of course." The dealer that Ben bought the business from out there always asked people to "Drive a little to save a lot." The Dodge dealership was the only new car franchise in Henderson for many years.

"The Valley" is the Las Vegas Valley. It contains Las Vegas, Henderson, and North Las Vegas, as well as a few unincorporated townships, the names of which nobody ever uses. If it's not in the borders of one of the three cities we call it "The County". But don't let that fool you either, as the county is 8,000 sq. miles, and the metropolitan area known generally as "Las Vegas" doesn't come close to covering the whole county. Most of Clark County is uninhabited desert. Las Vegas is Spanish for "The Meadows". The old Spanish Trail runs right through it, and the meadow was an important watering hole for the Spanish traders that traveled between Santa Fe, New Mexico, and Los Angeles, CA in the 18th and 19th centuries. It is not true that I was here to greet them.
