I am going to very thorough because after reading many posts I noticed responders wanted more information so that they could make a better decision....sorry if this is long.

My husband and I (no kids) are moving from Santa Monica, CA to the LV area in the next couple of months to establish residence. He is self employed and works from home. Southern California's (near coastal) home prices in addition to the nearly 10% state personal/corporate tax is what brings us to LV. I'm trying to figure out the 'vibe' (cheesy word) of each area.

I'm sure everyone will ask why Nevada and not another state that has little to no state taxes?....well our family is in socal. I am a fine artist and curator and will need to make monthly trips back to LA.

Okay now that that's out of the way here is are particulars.

We have friends who live in Summerlin and they say it's the "best" but they have children. According to all the posts I've read Henderson seems to be the quietest (which is nice).

We need a 4+ bedroom house or 3+ bedroom with an additional room/office. Why so big? I need a studio/darkroom and we have a ton of workout equipment. Our price range is anywhere from
2700 -3600.

My husband would like to be near a golf course but from looking at a map of both S and H there is one a stones throw away in any direction. In LA you either drive in heavy traffic to a muni or pay an outrageous amount to belong to a club that may not even take you as a member. My point? The golf course issue being close to home in LV doesn't seem like it would make a difference but I thought I would mention it nevertheless.

Lastly like I said we would be establishing residence and eventually splitting time. I would like to find a neighborhood that is in or close to our rental where we could buy a permanent home.

My husband and I are relocating from Southern CA (West LA area) to Green Valley. We decided on Green Valley mainly because of the "vibe". We were looking for a more established community that is close to the airport, not too far from the strip (but far enough), and close to shopping, golf, tennis etc. Plus it has a lot of stores/banks/etc that I am used in LA....so in a weird way it's comforting. I could picture grocery shopping at the district (The District at Green Valley Ranch - Shop | Dine | Live) and grabbing dinner and drinks at Town Square (Town Square Las Vegas).

You can do GVR or 7 Hills or Coventry or others around the nice Henderson area. Or you can do Summerlin in very similar housing. Or you can get a half acre or a 4000SF minimansion in the NW.

I am skeptical as to any significant "vibe" difference between good Henderson and Summerlin. Virtually identical except to the people who live there who will point out how their side is superior to that side.

The NW is more diverse ranging from the minimasion tracts to the very heterogeneous half acres.

In that price range more than half will come with a pool.

Happy hunting...hard to go wrong. You have priced yourself out of the bad areas pretty much.

try INSPIRADA, henderson it''s a good comunity, with great views and facilities. i'm also from s ca, i bought and did not rent, but either way the price differences between s ca and henderson are huge.
