Very true!

As soon as they pull up to a house, the buyer starts to get a feeling about it. When we enter the home, they either like it or don't. If they like the home immediately, they will disregard the small details that they don't like. But conversely, if they don't like it from the beginning, they will be picking at every little detail they don't like.

My recommendations are:
1. Price the home accordingly.
2. Clean exterior of home and interior.
3. Pleasant smells throughout.
4. De-clutter home, take staging advice like color changes or cleaning certain rooms.
5. Have Realtor take excellent pictures. If you don't like some, ask them if they can retake or if the have better angles. 9 out of 10 buyers first see homes online. Pictures are more important than people think. You'd be amazed how some agents have crappy little $100 cameras.
