Sounds like the historic 6th ward. Brick roads? The first ward is changing quickly closer to Houston Ave and Washington Ave, but there is still quite a bit of progress to be made. Sounds like you want something more established, but not too established(pricey!)

I wouldn't disregard the section north of the tracks and South of I-10. That should transition nicely once all the frontage roads are complete on I-10. Plus the fact that it's between The Heights and Washington Ave/Rice Military area will only help it. As you've probably seen, construction is non-stop in many areas.

What about something like this around Rice Military?

I moved into Shady Acres in August and I have been very pleased with my decision. I feel very safe taking my son and dog out for a walk. You see other families and people out for a stroll all of the time. Like someone previously mentioned, having Crisp and Cedar Creek in the neighborhood is a big plus! The biggest issue the civic club is trying to address is street parking, it has become a big issue with all of the development.

Bullsonparade, i know it's been a pretty dry year, but on the few occasions when we have seen rain, have the streets fared ok? A lot of those newer houses being built appear to be on pier and beam foundation, with only the garage at the bottom, which i think is pretty smart.

Are you located on the flood plain and is your flood insurance astronomical?

I really do like the feeling of Shady Acres, bc it kind of mimic's the laid back attitude of the Heights. Not sure what it will look like in 5-10 years, but seems like there is room to grow.

Oh, and I forgot to mention, there's BINGO over there too!

Aimeenp,

We experienced nothing close to flooding or high water the few times that rained. I am on a flood plain and the flood insurance is about 300 annually. I forgot to mention Hubcap Grill, El Gran Malo, Rainbow Lodge, ect as great assets to the neighborhood!

It's pretty much the opposite. I live in that range of streets and I'm required to get flood insurance.
