Definitely get a very reputable HVAC inspector. We had to get our lines blown and the seller got a cut-rate company who didn't even do that. I had to hire a decent company to do that?

Any speculation on the cost to upgrade from single to dual pane windows? Obviously it depends on the windows

House is ~2300 sq ft.

We've had good luck with Abacus, but we keep a close eye on them. We also get multiple quotes when we need service. Abacus installed an AC two years ago, and a new sewer line about 8 years ago. We were very happy with the results

Window costs vary by the number of windows and their size. We went pretty upscale and spent about $14,000 on 12 windows, several of them large. We have fiberglass on the outside and wood on the inside.
