If you use their preferred lender you get the title policy for free (about $2K to $3K) If you use a realtor, they get a commission. Since you already found a house you like, I would negotiate with the realtor to get some of that money (if not all) back...

Since we are also selling our current home, we negotiated their commission on the purchase of the new house to offset the commission on the sale of the old house...

I believe you said you are relocating, so that may not be possible, but as I mentioned, you can negotiate with a realtor. Even if you don't get any money back, it's always nice to have someone go to bat for you in case you run into problems... There are realtors that specialize in buyers and won't charge you anything...
