What one thing would you change about your house?

I'm thinking more om an architectual perspective than a decorating POV... Ie, it's easy to change the color of paint in the guest room, but harder to add another bathroom.

If I was limited to one change to my current house, I am torn on whether I'd want a coat closet off the foyer, or a tiny little den (say, even a 6x8 nook off the foyer or living rom). I looked at some units with tiny dens and even tried to buy a few, but got outbid. Would be nice to be able to keep my desk tucked away and not in my bedroom. But a coat closet would also be nice. I live in a pretty mild climate so it's less important than in some areas of the country, but would be nice to stick my coats & vacuum in there.

For me, it's an easy answer. The one thing my house does not have which I do want is a fireplace.

My house has a coat closet right next to the front door, even though we are in Florida. I haven't worn a coat since I moved here, don't even know if I actually even still have any. My wife might have donated them to charity for all I know.

Larger dining room. Ours is used plenty and with a growing family is too small.

House is on a hillside with garage under house....choices for unloading car means unloading in front circular drive and then putting car away or carrying stuff up and down 2 flights of stairs. DH bought this house, I would never have and I just hate it.

We also have a house on a hillside with the garage in the basement. Look into a dumbwaiter, we love ours. My only wish is that it would go to the upper guest room floor also.

Adjust the orientation a little bit so the backyard (and all our windows) are totally facing south and minimize the number of windows on the east and west sides. Maybe change the dimensions so the south facing side of the house is longer and the east and west sides are shorter. More winter sun, less summer heat radiation.
