Agreed. It's easy to get off topic! Just for clarification though, are we not supposed to START general topic threads in the Fort Collins forum either?

Threads in a city forum should pertain to the city in some direct fashion, i.e., moving there, schools, crime, jobs, weather, etc.

Good observation, which begs a question. How should a retired couple (non-flippers) approach buying a permanent home in FC/Loveland?

What price range are you thinking about? This will decide if you need a "project" or not.

You will definately need to look outside of Fort Collins then. Since there is always a demand for rental properties here, it is pretty difficult to find anything that doesn't need a lot of help in that price range. Loveland, severence, windsor may have something, but I believe that 200k is more of a safe range and that is still a bit tight for FC.

You should also be ready to pounce when a good deal comes up. This means being pre-approved with your lender and having someone watching for the right home for you. Having feet on the ground in your desired area, with knowledge of your preferences is a good idea. Any of the several hundred real estate professionals in Fort Collins / Loveland can configure an automatic search to alert you of listings that may meet your criteria as soon as they hit the market.

There are currently 42 homes available for sale in Fort Collins and Loveland that are $170k or less and have at least 3 bedrooms and 2 baths. Many retirees have chosen the Sunflower Active Adult community in NE Ft Collins. These homes are purchased, but on leased lots.

Good luck in your search.

Pre-approved and we have a great realtor working with us. We just need a bit of luck for the right situation to come along.
