Plano and Frisco are by no means the most affluent Dallas suburbs.Both have massive amounts of apartments and homes trying as low as $130,000.Frisco will never be a true affluent suburb.The city is filled with foreclosures,low land prices,apartments ( many that now accept section 8) and small lots.Most houses are literally on top of each other. The median incomes and median home values are not as high as the affluent suburbs.The most affluent suburbs tend to have larger lots high median incomes and home values as well as high cost of actual land....

- Highland Park
- University Park
- Southlake
- Highland Village
- Colleyville
- Prosper
- Westlake

The "in town" areas of Preston Hollow and Lakewood are affluent,but not suburbs.

Careful. Last time I saw a per capita income list Plano had the highest pci in the nation of any city over 250,000 people. IIRC San Jose was number two. Towns of any size are always going to have apartments and some folks of lower income levels.

I challenge you to show us a Plano single family home that is literally one top of another.

The average lot size in Plano is .15-.2 acre- outside of a tiny selection of West Plano with "estate sized" lots.

For most affluent parts of the country, that qualifies as "on top of another." The other affluent areas - spare the Park Cities- have larger lot sizes - think Preston Hollow, Lakewood, most of North Dallas, Southlake, Westlake. These areas have 1/3-1/2 acre lots on average and much larger when you have the $$$.

For that matter, TurtleCreek80 dissing Plano lot sizes is very much a case of glass houses. HP lot sizes are just as objectionable, and the land price is several times that of Plano for the same postage stamp.

No need to ream me. If you read my post, I said other affluent areas- "SPARE THE PARK CITIES" - have much larger lots on avg than Plano.

Besides for the estate area of West Plano, all lots are rather small with alley ways.Most would consider anything under 1/4 acre small.Check out the current mls listings.

Wow I grew up in Dallas -presto hollow area and am amazed at the one upmanship sense from this forum! Long story short I have lived all over in past 20 yrs and moving back to Dallas is getting a ton of house for the $$$$ .
