I decided to join this conversation. Even though it is Forest Acres. I would want Simon Properties to take over Richland Mall. Turn the old Parisians into Nordstrom. The old Dillards into Von Maur. Put more restaurants into the mall and upscale tenants. I don't understand for the life of me why Richland Mall is a ghost town. It is not like it is in a bad neighborhood. Just old Money.

I like the original idea of building a whole town on the top of the whole mall.

OMG, I have had a very similar idea, but I was thinking of adding an extra floor on the top of the old Parisian and making that a Von Maur (I love Von Maur), figuring out a way to connect the parking ramp, then turn the old Dillard's into Either a Macys or Belk (or even a sporting goods store like Scheels or Cabela) , returning the belk store to standard mall retail spaces, modernizing the interior, adding better signage to the outside, tearing down the old Bank of America and creating more first floor parking and getting a better flagship restaurant adjacent to the B&N.
I think the biggest problem is the trade area is fairly small, albeit very wealthy, and it is an odd design with two owners. Oh, and people in Columbia don't like parking ramps, so maybe valet?
I only wonder if Hyatt would sign on to that with a Hyatt Place just a couple of blocks away in the Vista. If not, maybe a Homewood Suites could work.
I would be up for any upscale extended stay brand a developer would choose.
