good points.. I have met quite a few people that work in Sumter that live on Lower Richland... I guess because they want to live in a larger city but still want to work in Sumter... I did that commute for a few years as well. Ft. Jackson is probably a big draw for that area as well. Industries seem to be moving into the Blythewood area and the industrial park in Fairfield County may change that interest in northern Richland over time...

Looks like the City will lose a couple of highrises.. They are senior public housing complexes but a subtle loss to the skyline none the less. These buildings are old.. never been inside them but I venture to guess they are outdated especially for seniors and feel more like "projects" like on the 70s show Good Times though obviously no where near the challenges of Cabrini Green..... They are being replaced by low rise I believe garden apartments and townhomes in various locations which are likely more livable for seniors than a highrise....

That sucks but its understandable why they need to demolish that tower. I wish they build a newer cleaner tower but I guess we're getting more Low Rises

Highrise living never seemed to be popular in columbia in terms of condos.. Other than the development on Blossom@South Main which is more of a midrise.. the few buildings that are condos half are rentals from investors for USC students... I believe the Heritage over in the University Hill neighborhood that considered old money retiree higher end and midrange like Middleburgh over near Forest Acres. I looked at a unit there back in the 90s..I believe it was built likely in the 60s. It had a nice view of the city from the east but the decor and tenancy reminded me of the cast of the Golden Girls.. which was less than desirable for me just coming out of college with my first gig and looking to play the field...I dunno maybe a Blanche lived in there and could have hooked me up...

I say that to say.. because they were built as public housing I doubt they could be rehabbed sold/rented to anyone because they were likely built on the cheap and without any bells and whistles and the powers that be want the photo op of dropping a highrise public housing building in the name of progress.. It will be interesting to see how they take them down... I have seen two buildings imploded in columbia.. The Wade Hampton Hotel where the Capitol Center is now and the old Radisson on Assembly where USC now has a building... So.. I guess we can look forward to that..

Old article on all the problems with Marion St high rise. Will be interested if something actually gets built there or if it stays vacant for years like other properties in Columbia have.

Intertape Polymer adding 135 jobs at Blythewood Plant, Nephron buying the recently built spec building in the Saxe Gotha Industrial Park and will potentially be adding hundreds of jobs.

Richland County is looking into trying to do something like Rock Hill has done with sports tourism. The Columbia area should come up with something no one else has done. Someone’s quote in the news is always exposing the area as trying to play catch-up to other places.

Yeah one of the few things I can say say Sumter has done right has been investing in recreation complexes.. They have a tennis center and a baseball/softball complex that host small regional activities referenced in this article...

Hopefully Richland County does it right and it doesnt become political with Councilmembers trying to pull it into their districts.. It needs to be near Interstate and have land close by for future development like hotels and service retail.

To me, it also doesnt need to be in a high growth area of the County meaning an area that is going to grow with industry, residential/commercial growth.. in other words.. I would NOT put it in the NE or the NW part of the County. They are already developed/developing and frankly congested.. so adding a sports facility would only make things worse.

My picks would be

1) Bluff Road Corridor near 77 and possibly the former "Blue Diamond" area where you may be able to incorporate access to the Congaree River assuming it can be done safely and without getting flooded.. The hotel/motel and related development should be along Bluff Road near 77 and only the fields in the "Blue Diamond " area.. assuming it can be done safely, environmentally friendly and for a reasonable cost.

2) North Richland County- Monticello or Fairfield Road corridors.. If on Monticello, it could be near Columbia International University.. They are interested in improving the corridor and this would be a much needed shot in the arm.. Plenty of commercial land to develop for hotels or retail not to mention a four lane road.. You can still also have access to the Broad River as well. And if the County ever builds a bridge over to NW Richland.. you can then tap in NW. That area is not under any development pressure and this wouldnt over develop the area. Its accessible to I-20 and not far from I-26 or I-77
