Probably not with the same economic growth it has experienced over the years, in terms of market rate housing. But hard to say for sure. Another effect it might have had is made the suburbs more desirable, and the city less so. Not sure what good that would really accomplish.

It probably would have led to a lot more condo conversions. The rent control itself probably hastened gentrification.

It would have caused Boston to become mostly white and expensive to a point where current insane prices would have looked like a huge bargain. Extreme housing scarcity coupled with zero new construction would have caused everything to get condoed out and sold to the highest bidder - similar to what's happening now to an extent but on a much larger scale since there wouldn't be anything new built to mitigate it. Funny thing is that's exactly what many of the "progressive" "white saviors" want - lots of utterly meaningless crying and hand-wringing over the plight of the black community to assuage their white guilt, the worse the plight the better, with the said black community nowhere near them, the farther away the better.

Wu promises a lot of things but the only thing she’ll actually deliver is a free lesson on supply and demand, and towns like Brockton and Lawrence are about to get a whole lot of new, freshly gentrified out renters. As a homeowner in Boston, I’m all for it!

Was anyone going to lower the prices in Boston ? Didn't think so. A mayor really can't control that.

It’s all about supply and demand - demand outpacing supply causes prices to go up, supply being in line with demand causes prices to remain steady, supply outpacing demand causes prices to fall. George might be in the pockets of developers but at least that means there will be plenty of new construction happening, Wu’s policies more or less imply zero new construction because no one is in the business of losing money.

Exactly it is about supply and demand. Boston is overpopulated. There is no room to put more people. Look at the traffic and the mbta. Why would anyone want more people here ?

OK the other option would be to ban new businesses or tax them out of existence, that way people would stop wanting to come. I mean don't think Wu hasn't thought of that before, but...

Well, her plans have essentially already banned all developers, I won’t put it past her to demand a measly 25% or so “city tax” in the name of Green New Equity Justice. NYC already has it but it’s way too low, we can do better!
