I live here now and absolutely love it! The amenities are great and it is very peaceful. You seem like your far away from everything but all the stores you will ever need are only 8 miles away. Lakeway school system is also great if you have kids. The family is very happy here.

Yea, I have made the trek down Hamilton Pool Death Road and driven through the community. No thanks...especially if you have younger drivers like me. That road would get tiresome after awhile plus it seems dangerous. There are many hairpin turns and twists and in many spots if you get forced off the road you are tumbling way down an embankment. There are no shoulders on the road either and if you catch a tire on those jaged edges...lookout. Plus, for the value and the home quality you can do much better closer in. Some of the homes are so out of place with the other homes. It looks like they are just desperate to sell lots and let builders do whatever they want. If you want to build a cheap home on a cheap lot this would be a good deal if you can deal with that horrible road.

Belvedere is a great community with great homes and lot sizes. As you can probably imagine there's an HOA for a masterplanned community, but as mentioned above the amenities are nice!

Hi,
Did you ended up buying a house on Belvedere? If so, how did you like it? We just gave an offer in a house over there and I would like to know opinion from people who live there.

I agree with you Jobert but also realize that most people measure distance in minutes and hours instead of miles or KMs. It is funny to see listings in some of these areas with descriptions like X miles to Retail Center, Y miles to Downtown Austin, and Z miles to Lake Travis.

When we moved in to the South end of Circle C in 2012, we were '12 minutes from downtown.'

The intersection of Slaughter and Mopac alone can bump that up to 20, no problem. 8 miles is nothing when there's nobody else on the road, but 'nobody else on the road' isn't a condition that happens much around here anymore.
